I recently received a marketing card at my home address from a realtor who was marketing to my neighborhood. The first line of the card stated that he could put my home in front of 30,000 agents. My first thought was, “So What?” Any agent can do that. Are any of those agents planning on buying my home? Probably not. I’m not picking on the agent; it’s the traditional mindset that if I list the home, put it in the multi-list in front of enough agents, one of them might sell it and I’ll collect 3% and pay the other agent 3%.
The Help-U-Sell mindset is different. Yes, we use the multi-list to advertise the home, but the importance of the multi-list is as a portal to get your home out to other major real estate websites where the BUYERS are searching. They are the people with the money who are potentially going to buy your home. Today’s buyers are more savvy than ever and the amount of information that is available to them is essentially the same as the info available to agents except for one thing….the amount of the commission, and that is what the buyer cares the least about.
